THE PROJECT

Project Highlights
  • 10-story, 384,000 SF parking ramp
  • Post-tensioned cast-in-place concrete
  • First floor retail, bike storage space and two-story below grade electrical distribution hub for the “tech” neighborhood

Mayo Clinic Block 6 Parking Ramp, situated near the heart of downtown Rochester, is a 10-story, 384,000-square-foot covered parking ramp housing 1,200 stalls. Offering parking for the growing Discovery Square district, the parking facility features first floor retail, bike storage space and a two-story below grade electrical distribution hub for the growing tech neighborhood. The elevator core extends 30’ below grade to connect to a future underground pedestrian tunnel.

OUR SOLUTIONS

The structural system of the parking ramp is post-tensioned cast-in-place concrete. It features fully encapsulated post-tensioning materials, epoxy coated reinforcing steel and increased concrete cover. A positive slope on all of the parking surfaces promote drainage. There is also traffic bearing waterproofing at construction joints, over retail and the electrical distribution hub. The lateral system is an unbraced frame while the foundation is high-capacity drilled piers extending to competent bedrock. To provide vehicle impact resistance, MBJ utilized an exterior cladding of precast concrete, metal panel, and glazing with a post-tensioned barrier cable. Performance features include mid-length expansion joints and an isolated asymmetrical elevator/stair core. The parking ramp is provisioned for roof level snow storage and snow melt system as well as a future underground pedestrian tunnel. MBJ’s local engineers were able to quickly respond on-site for this fast-track project with a construction schedule of 15 months.
