West Lake Quarter is a transformative transit-oriented residential development near the exclusive Lake Bde Maka Ska area overlooking the Minneapolis skyline. Directly adjacent to a light-rail station, the 900,000-square-foot, multi-phased development includes three mid to high-rise apartment buildings as well as a five-level precast parking ramp with 580 parking stalls and a rooftop terrace. The residential buildings include a 24-story post-tensioned concrete tower, The Landmark, and two six-story wood-framed buildings, The Mezz and The Gateway, built around an existing 20-story tower.

OUR SOLUTIONS

The Landmark residential tower is post-tensioned concrete while the two wood-framed buildings are constructed on a precast podium. The development site, underlaid with swamp deposits and poor fill material, presented project challenges. MBJ coordinated with the general contractor, geotechnical engineer and pile supplier to design a steel pipe pile foundation system using high strength materials to provide ultra-high-capacity piles and greatly reduce the total number of piles. This, combined with multiple pile sizes, provided significant cost savings to the project and proved to be the most economical as well as efficient solution for supporting each of the buildings on the site. The Landmark’s step-back feature at the upper levels also required utilization of two concrete transfer beams in order to maximize the column placement efficiency for the upper-level units.
