Two Discovery Square, in the heart of Destination Medical Center’s Discovery Square District, is the second of several bioscience research facilities located in the 16-block sub-district of downtown Rochester. The five-story, 125,000-square-foot building connects world-leading medical practitioners, researchers, and businesses with the acclaimed Mayo Clinic. Flexible, state-of-the-art laboratory and office spaces create a collaborative environment for advancing the future of healthcare. The new building is located adjacent to One Discovery Square, also designed by MBJ with development partner Mortenson and architect RSP Architects, and has a physical link between the two buildings.

OUR SOLUTIONS

Two Discovery Square was designed to include the most superior technology capabilities for its tenants. The primary framing system consists of composite structural steel with steel braced frames. In planning for future growth, the building was provisioned for four additional structured levels.

MBJ’s design team collaborated with Mortenson to optimize the structure to the maximum R/U efficiency. At the time the steel package was issued, MBJ’s steel team delivered an Advanced Bill of Materials (ABM) model to the fabricator for use in ordering steel. The fabrication model included steel connection automation that allowed for a 10% reduction in bolts for the project.
