THE PROJECT

Project Highlights
  • Integrated project delivery using Lean methodology
  • Design and construction executed in 15 months
  • Collaborative design-build team to achieve tight budget and timeline
  • Steel connection design and cold-formed steel design services

Delta Dental Operations and Technology Center, designed to meet the growing needs of the health services company, is a one-story, 38,000-square-foot building that features a partial mezzanine level and an open floor plan for 150 employees. The center includes office space for customer service and leadership, conference rooms, wellness areas and facilities support systems. A large bank of windows runs along the east side of the building allowing an abundance of natural light into the open working space. Faced with an expiring lease on their existing space, Delta Dental came to the design-build team with a tall task – deliver a new call center in 15 months while also balancing budget, aesthetics, and functionality.

OUR SOLUTIONS

With a design and construction schedule of only 15 months, MBJ was engaged from the start in an integrated project delivery role. MBJ’s engineers collaborated with the project team to deliver cost-effective and timely structural solutions for this award-winning office project. The primary structural system is steel framing with concrete on metal deck floors and a metal deck roof. MBJ developed a Lean methodology for defining and driving the steel procurement schedule. Designing and modeling within Tekla Structures, we were able to preserve the competitive hard bid procurement process and dramatically reduce the time between bid and fabrication. As a result, the owner was able to obtain the best competitive price while also reducing overall schedule time. MBJ served as Structural Engineer of Record and also provided steel connection design, cold-formed steel framing for exterior walls and soffits, miscellaneous steel framing design, and steel stair designs.
