NordHaus is the first phase of a mixed-use development on a full-block site in the heart of northeast Minneapolis. With 280 luxury rental units, the 20-story, 532,000-square-foot residential tower is cast-in-place post-tensioned concrete surrounded by precast podium parking. A wood-frame-over-podium structure also wraps around the tower. The project includes 22,000 square feet of retail, a restaurant, club rooms, and work from home suites. Additional amenities include a one-acre outdoor terrace, green roof and pool on Level 3; fitness areas, and integrated parking for 350 vehicles. At the conclusion of the initial concept design phase with a prior engineering team, MBJ was engaged to provide full structural engineering services.

OUR SOLUTIONS

Taking over a project from another firm after the concept design phase, MBJ advocated for slight revisions to the column grid and core walls that significantly improved structural efficiency for the tower. By carefully studying the structural behavior of the concept design in the 3D model, MBJ found that structural changes in the tower floor plate and shear wall core layout could improve efficiency. Our team altered the original eight-inch post tensioned slab design to a seven-inch post tensioned slab, saving an inch of slab thickness for 300,000 square feet. The resulting benefits included improved column positioning, a reduction of nearly 1,000 yards of concrete, lower foundation loads, and an overall $200,000 in total cost savings, all without altering the architectural program.
