Central Station, situated adjacent to Arizona State University’s downtown Phoenix campus and Civic Space Park, is a dynamic 1,100,000-square-foot, mixed-use development designed to merge seamlessly with the existing transit station. Revitalizing the bus and light rail system into a vibrant urban hub, Central Station addresses both the transit and housing needs of the city. The pedestrian-oriented development consists of two residential towers – a 370 ft tall apartment tower and a 220 ft tall student housing tower, flexible creative office space, retail, and two levels of below grade parking.

OUR SOLUTIONS

The Central Station development features two high-rise towers designed to bring vibrant residential and student life to downtown. The east tower, The Maeve Central Station, rises 33 stories with a post-tensioned concrete structure that houses 362 residential units across 278,000 square feet of rentable living space. Resident amenities include a fitness center, demonstration kitchen, dining lounge, game room, and other shared spaces. The tower also incorporates two floors of commercial office space and 30,000 square feet of ground-level retail.

Serving Arizona State University’s growing downtown campus, the ANOVA west tower is a 22-story student housing tower with 655 beds. Its design includes multiple amenity levels, highlighted by a spacious deck on the 22nd floor and balconies offering city views.

Both towers utilize post-tensioned flat slabs with reinforced concrete shear wall systems for lateral stability. Through efficient structural design, MBJ optimized the use of rebar and concrete, achieving substantial cost savings for the owner between the design development and construction document phases.
